River View Lofts, 249 N. Water Street, is the converted warehouse building
on the northwest corner of Water and Buffalo streets in the Historic Third Ward. |

How many and what types of apartments are in the building?
The building has 21 renovated loft apartments which include a mixture of one and two bedroom units.
The one-bedroom units each have one bathroom. The two bedroom units are a mixture of 2-bedroom/1.5 bathrooms
(2-levels) and 2-bedroom/1-bathroom units (single-level). All units have operable double-hung windows with screens, and in-unit
washers and dryers. |

When and how was it renovated?
The building was completely renovated in 2004. The existing building was stripped down to masonry and framing, and all exposed cream city brick and old growth timbers were sand blasted
to highlight their beauty. There are very dramatic ceiling heights throughout the entire building and a sound barrier has been installed
under the carpeting to help minimize noise. This includesall new electical, plumbing, and mechanical systems; new walls, carpeting, and tile throughout; new cabinets, millwork; new decorative lighting and plumbing fixtures;
new GE appliances (including dishwashers) in all kitchens; washers and dryers in each unit. Additionally all common areas have been renovated and a new passenger elevator installed. |

What type of safety and security measures exist in the building?
There is a call box (with a touch-pad for residents) at the front entrance for guests and deliveries
which is hard-wired to the phone jacks in each unit. Additionally all exterior doors are locked as are interior
hallway doors. These doors may only be opened with an appropriate apartment key. THere is a state of the art fire
monitoring and warning system which is inspected and tested annually. Fire extinguishers are located throughout the
building and are inspected and charged as needed. For egress, there are two stairways servicing each floor. Each apartment has a
deadbolt at the entry door.

What are the parking options?
There is no parking onsite; however there are numerous surface parking lots within a block of the building as well as the Historic Third Ward parking structure down the
block. Ample street parking exists on all streets as well. You may research parking options throught the ward by checking
the website at www.historicthirdward.com and going to the "About" heading and the "Parking". All locations, contact information,
costs, and availability are listed and updated regularly.

Is there storage in the building?
There are dedicated storage lockers for each unit (at no extra cost to tenants) for any personal items. There lockers (approx. 4ft x 10ft) may be locked by tenants, and are located
in the basement of the building.

Are pets allowed?
Dogs are no longer allowed. We would be happy to discuss specific regulations regarding pets on a situational basis. Please contact us at your earliest convenience to discuss this item further.

How long is the lease term?
Initial lease terms are for a year. After completion of the initial year, tenants may choose
to go month to month, six-month extension, or a one-year extension.

How is the building managed?
River View Lofts, LLC manages the building. The building is monitored daily and it is professionally cleaned every Friday including all
common areas, stairways, elevator, trash room, and entry way. The carpeting throughout is inspected and shampooed as
needed and the exterior windows are cleaned annually. Any maintenance or information requests are handled expeditiously.
